You forgot about personal income taxes.

Technically... it isn't "income"... it would be gifted, and the taxes are structured differently for that.  I'd say we still walk away with 2.2 easy.

It all depends on how it is handled.  Say my parents want to give me $20 grand because I need the money... they can do that as a "loan"... but that might never get paid back, and I don't have to claim it as income.  It's all in how the game is played.
